Bayshore Village reflects a desire to create a more sustainable form of urban development appropriate for the character, spirit and culture of Byron Bay. Sustainable development means more than the protection and enhancement of an area's local habitat and environmental values – it also means sustaining social equity and the economic vitality of an area.

social equity

The site design responds to range of existing social conditions and emerging trends. It is being built for a community that is currently distinguished by:

  • a higher proportion of lone household and one-parent families;
  • a lower weekly household income (in comparison to State average);
  • a lower median household size (again, in comparison to the State average);
  • high unemployment (14.4 per cent);
  • high part-time employment (40 per cent);
  • a high shortage of affordable rental housing;
  • 'creative industries' as a larger employment area (in comparison to State norm).

Bayshore Village will offer a mix of housing, ownership patterns, price and building types to meet these diverse and particular needs of the local community.

By providing small apartments for rent and the opportunity to live and work in the same place; that is not possible or readily available elsewhere in Byron, Bayshore Village will have a positive impact on the affordability of housing.

A mix of higher density living with high amenity lifestyle is a cost effective use of land which is becoming increasingly scarce and expensive in Byron.

Bayshore Village recognises the economic benefits and viability of clustering similar businesses in a single area – fostering the sharing of ideas, contacts and workspaces, encouraging innovation and strengthening and diversifying Byron Bay's economic base.

Local entrepreneurs and start-up businesses need a range of low-cost live/work premises not currently available in the area.

Offering a mix of employment opportunities such as home office, alternative health, professional consulting rooms, art studios, and light industry, and aimed at the smaller business market, the Village will allow individual ownership of properties and/or businesses.

environmental performance

Bayshore Village minimises its environmental footprint by building up densities and collocating work and living spaces in the one area.  The Village will link into the existing fabric of the area, utilising existing infrastructure whilst minimising its demands on that infrastructure.

The architecture of Bayshore Village has been designed for the local climate, there should be no need for air conditioning, minimal heating, and innovative construction will ensure excellent "passive" performance.
